About three years ago we, as a group of people, jointly purchased a finca in Mallorca — beautifully and quietly located in the surroundings of Binissalem with a wonderful view of the Tramuntana mountains.

The idea: to create a place that is more than a simple holiday property. After three years of intensive work on project structuring, developing the business idea and initial renovations, the finca is now taking on the character it always should have had. It is:

- A place for retreats and specialised seminars
- A venue for weddings and special occasions with Mallorcan, rustic charm
- A winery with 2.2 ha of its own vineyards

- A place with potential and roughly 2–3 ha of additional land for new ideas

Originally this finca was intended purely as a holiday property, but over time we realized it has much more potential. As the management team for this project we are already well coordinated and bring the time and passion to further develop this place. We are looking for someone who:

- Is interested in an investment that is financially attractive but also creates sustainable and social added value
- Wants to invest in a project that is managed by an experienced entrepreneur/founder team
- Is keen to contribute their own ideas or even has a network that
- Optional: is interested in having their own wine

Where we stand today:
- The finca has 3 buildings, 2 of which are already habitable and have been offered for holiday rentals for almost 2 years
- The building permit for the expansion of the third building has already been granted
- Renovation work on one of the houses and on central infrastructure (water, electricity, internet) is completed
- The first retreats have taken place, providing practical experience for further development of the finca in this direction
- A wedding planner is available for marketing and further development of the finca into a wedding location
- The vines are planted and are managed externally. (At full yield the finca receives 2,400 bottles of wine annually with its own label)
- The estimated revenue potential for the entire finca after completion of construction work is initially €160k p.a. with an average profit of €60k p.a.
- Financing of the project with around €1m in debt capital is already in place
- The structure via a GmbH & Co. KG as owner of the finca is set up

In the future the finca should be held by 6 equal partners (4 of whom have already been found), each contributing €130,000 in equity. In return they each receive 15% of the shares in a GmbH & Co.
